Director – Asset Management

Location: Baltimore, MD

Our client is a 70-year-old privately held real estate investment and development company that by 2023, had developed, redeveloped, or acquired over 1,600 properties, totaling more than 540 million square feet and employs approximately 5,000 people globally.

Position Description

The Director – Asset Management will play a pivotal role in overseeing all aspects of asset performance for a dynamic, 1.1 million square foot mixed-use development. This position demands both strategic leadership and hands-on execution across office, retail, and multifamily components. You will collaborate cross-functionally to deliver exceptional service to all stakeholders, including investors and occupiers—while driving strong financial outcomes and long-term value creation.

Responsibilities

Create Value and Grow the Legacy

  • Client-centric Strategic and Financial Leadership: Lead the creation of short- and long- term asset strategies with the Operations/Property Management and Development Management teams. All strategies should be designed to stabilize operations, maximize asset value and optimize customer satisfaction.
  • Asset Management: Address issues within the portfolio with measured, data-driven, independent decision-making. Communicate high-level issues along with recommended solutions to Managing Director or Senior Managing Director leadership.
  • Performance Monitoring and Evaluation: Develop a deep understanding of the asset’s performance in comparison to its competitive set, evaluating real estate and capital market trends and providing a data-supported evaluation of performance to Asset Management leadership. Understand the current value and projected future performance of each asset within the context of investor goals and objectives; review analyses to make hold/sell recommendations to Asset Management leadership.
  • Goal Setting and Accountability: Drive leasing objectives, operating and capital improvement budgets, project plans, annual plans, and provide necessary feedback to course-correct as appropriate. Establish clear, challenging goals for and work alongside onsite property management teams to elevate asset performance. Create periodic property valuation analyses for each asset, supported by market analysis.
  • Data-Driven Decision Making: Monitor property operating and financial performance to ensure established goals and objectives are being achieved. Proactively recognize material variances to determine key drivers and identify potential pathways to mitigate unfavorable performance variances.

  • Investor Engagement and Reporting: Serve as a trusted liaison to the investor group by delivering timely, accurate, and transparent reporting, fostering confidence and alignment throughout the lifecycle of the real estate project.
  • Senior Leadership: Manage the leasing activity of assets including leasing agent selection and management, commercial and residential lease analyses, drafting proposals, negotiating economic/legal terms, and working closely with legal counsel in review of lease documents; review and approve all applicable authorizations and lease documents prior to ownership execution.
  • Executive Influence: Comply with all policies and procedures. Mentor and train junior staff in the culture and best practices. Motivate property management teams with servant leadership.
  • Effective Communication: Highly passionate and articulate in communicating across the asset management platform or across disciplines as an esteemed partner to business generation and management services. Excellent interpersonal skills.
  • Cross-Functional Collaboration: As may be needed from time to time, act as a resource to assist in closing new business pursuits and conduct due diligence; work effectively with business generation colleagues in the geographic market.

While based in Baltimore, this role requires periodic travel to the regional corporate office in Washington, D.C. for team collaboration and strategic alignment.

Requirements

EXPERIENCE:

  • Seven to ten years of experience in the commercial real estate industry with a preference for commercial, multi-family, and retail asset management experience with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans.
  • Strong familiarity with third-party joint venture (JV) equity and third-party debt structures, with a demonstrated ability to navigate complex capital stacks.
  • Experience leading and managing a team and mentoring team members.

EDUCATION:

  • Bachelor’s degree with an emphasis in finance or accounting from an accredited
  • institution required, MBA or MSRE preferred.

SKILLS/CERTIFICATIONS:

  • Deep knowledge of the Baltimore marketplace, including key real estate stakeholders, market dynamics, and a strong network of local service providers.
  • Strong proficiency with Microsoft Office and Argus valuation software essential.
  • Proficiency with Entrada, AIRM/RealPage, RedIQ, and REBA strongly preferred.
  • Possess the highest degree of integrity.
  • Effective interpersonal communication (verbal and written) and listening skills.
  • Analytical problem-solving skills capable of undertaking detailed analyses and making well-reasoned, decisive recommendations. Own one’s decisions.
  • Perform complex financial analyses, explain economic and accounting considerations, review and manage operating budgets.
  • Project management (budget, schedule, problem-solving).
  • Resourceful and independent in carrying out responsibilities. Demonstrate prioritization, organization, and time management skills necessary to balance competing deadlines.
  • Ability to multi-task in a complex high-volume environment and competency to work with all levels of management and personnel on critical projects.
  • Ensure compliance with all Occupational Health and Safety (OHS) regulations and company policies.
