Project Manager

They specialize in the development of spec industrial projects; single-tenant build-to-suit facilities; and the acquisition of institutional-grade industrial real estate in key markets throughout the country.
Position Description
The role is a Project Manager / Owners Representative to assist in the delivery of industrial development projects for the Northeast Region based in Pittsburgh. They will serve in a development execution capacity assisting with the planning, design, construction, and closeout of assigned projects. They will manage all relationships with general contractors, architects, and municipal authorities involved in the project.

Responsibilities
- Directly manage all aspects of day-to-day requirements associated with delivering multiple development projects.
- Review client contract / lease documents and help ensure compliance.
- Manage monthly GC pay application(s) and subsequent lender draw process.
- Ensure weekly update reports are provided to clients regarding the status of ongoing projects.
- Assist with creating and managing overall development and construction budgets.
- Assist with soliciting, reviewing and presenting market construction cost data.
- Provide client proposals for changed conditions or requested additional work.
- Manage and coordinate relocation of remote project cameras and their content to meet partners and marketing needs.
- Retain and manage geotechnical testing agencies and their reporting for projects.
- Travel both overnight and day trips as necessary for managing on-time project deliveries and coordinating project exit requirements.
- Assist in coordination of due diligence process / entitlement process for projects.
- Assist in the pursuit and preparation of new Build to Suit opportunities.
- Assist in mitigating project risk when and where possible.
Additional Duties
- Assist the market leader in the identification and evaluation of development sites.
- Perform site feasibility analysis including zoning, infrastructure, environmental, and municipal requirements.
- Assist in entitlement and permitting processes, including managing design partners, coordination with local, state, and federal agencies.
- Assist construction team to manage design development, including programming, GC selection, bid process and value engineering.
- Direct planning efforts including budgeting, scheduling, risk mitigation, and contingency planning.
- Coordinate with third-party consultants including brokers, engineers, architects, attorneys, and environmental consultants.
- Working in a team construction environment, manage project budgets, schedules, and scope to ensure successful project delivery.
- Oversee construction management progress, including assisting in contract review, risk mitigation, and issue resolutions.
- Work with construction team to manage draw processes and ensure timely payment to vendors and consultants.
- Monitor project performance relative to underwriting and business plan objectives, report internally.
Requirements
Education and Experience
- Bachelor’s degree in engineering, construction management, or architecture preferred.
- Minimum 3 years of hands-on field experience, preferably focused on industrial assets.
- Prior experience at a General Contracting Company with demonstrated field experience.
- The types of projects should include industrial and/or large site work. Ideal project experience is heavy industrial or ground up industrial development.
- Interior construction experience would be beneficial in such areas as tenant fit out, hvac, sprinkler and electrical delivery.
