Senior Vice President, Operations

Our client is a privately held, full-service real estate organization focused on developing, acquiring, and managing multifamily and single family built-to-rent communities. Over the last three decades, they have owned and operated more than 30,000 units valued at over $5B.

Position Description

Our client is seeking a strategic and results-driven Senior Vice President of Operations to join its Executive Team. In this role, you will direct all operational aspects of the company’s residential property management platform, with particular emphasis on driving financial performance, scaling operations to support rapid growth, and modernizing processes and organizational structure. This person will report to the CEO and have 6 direct reports.

Responsibilities

  • Operational Leadership: Set strategic direction across property management, revenue management, marketing, leasing, collections, maintenance, reputation, and talent functions. Establish key performance indicators (KPIs) to monitor performance, track progress toward goals, and drive continuous improvement.
  • Scaling Strategy: Design and execute a scaling strategy that ensures people, processes, and systems keep pace as the portfolio grows from 12,000 to 20,000 units over the next five years.
  • Technology Integration: Identify, evaluate, and implement technology solutions that streamline operations, elevate the resident and team member experience, and improve efficiency and profitability.
  • Process Improvement: Continuously assess and refine operating processes, meetings, and reporting to eliminate redundancy and maximize efficiency, scalability, and cost-effectiveness.
  • Centralization: Expand the Operations Strategic Manager (OSM) function to support collections, renewals, and month-end close across the portfolio, while identifying opportunities to centralize leasing functions as self-guided tours are adopted.
  • Asset Preservation: Oversee the Director of Facilities in executing an asset preservation strategy spanning preventive maintenance, unit renovations, exterior improvements, and long-range capital planning.
  • Talent Development: Build and lead high-performing operating teams across the portfolio through hiring, onboarding, development, and promotion — driving resident satisfaction, employee engagement, and financial performance.
  • Vendor & Partner Management: Cultivate and maintain strong relationships with vendors, contractors, and strategic partners to ensure quality service delivery and maximize value for the organization.
  • Compliance & Risk Management: Ensure compliance with applicable regulations and implement risk management strategies to mitigate legal exposure and municipal violations.
  • Financial Performance: Partner with Regional Vice Presidents, Regional Directors, and Revenue Management to meet or exceed pro forma and budgeted expectations. Implement corrective action plans with urgency at underperforming assets to restore positive cash flow and profitability.
  • Cross-Functional Collaboration: Partner with the Executive Team and peers in Acquisitions, Development, and Asset Management to drive operational excellence, asset performance, and investment returns.
  • Cultural Leadership: Champion the company’s culture and Core Values — building trust, listening to understand, communicating with transparency, recognizing top performers, setting clear expectations, fostering accountability, and modeling servant leadership.

Executive Accountability & Communication: Demonstrate ability to operate effectively with a direct, results-oriented CEO and ownership group; communicate performance issues early, clearly, and with supporting data; distinguish obstacles from excuses; challenge decisions constructively when appropriate and maintain ownership of outcomes even in difficult operating environments

Requirements

  • Bachelor’s degree in Business Administration, Real Estate Management, or a related field; MBA or advanced degree preferred.
  • Minimum of 10 years in multifamily operations, including direct P&L responsibility for a portfolio of 15,000 to 20,000 units.
  • Proven success in a senior operations leadership role within residential property management, with a track record of driving financial performance, employee engagement, and operational efficiency.
  • Demonstrated experience developing and executing growth strategies, including initiatives that scale operations to support business expansion.
  • Strong record of improving portfolio financial performance, including rent growth, occupancy, collections, and expense management.
  • Expertise leveraging technology to optimize operations, enhance the resident and employee experience, drive growth, and reduce cost per unit.
  • Experience evaluating and implementing centralization strategies that improve efficiency, achieve scale, and reduce future staffing needs.
  • Exceptional leadership and team-building skills, with the ability to inspire teams toward ambitious goals and recognize top performers.
  • Outstanding communication, negotiation, and interpersonal skills, with the ability to engage stakeholders at every level of the organization.
  • Strategic, analytical thinker with the ability to translate insights into actionable initiatives.
  • Proven ability to thrive in a fast-paced, entrepreneurial environment and adapt quickly to shifting priorities and market dynamics.
  • Strong technology acumen, particularly within property management systems; experience with Entrata strongly preferred. The expectation is that this position will function within Entrata daily.
