SVP, Capital and Asset Operations

Position Description
The SVP provides national leadership for all building operations, asset preservation, and capital improvement initiatives. This role delivers technical vision, strategy, and financial oversight of building systems, envelope integrity, capital projects, and related analytics, leveraging data-driven analytics and emerging technologies to ensure long‑term asset performance and optimized value. Serving as the executive lead for forward-thinking capital planning, financial management, project execution, and risk mitigation, the SVP ensures all operational and investment strategies align with the business objectives and asset preservation goals. The role requires deep expertise in multifamily operations, construction, and project management, and acts as a strategic partner to the CEO on predictive expense control, capital cost management, and compliance initiatives.
Responsibilities
Asset & Portfolio Oversight
- Ensure consistent standards for building operations, asset preservation, and preventative maintenance across the portfolio.
- Oversee evaluation of property conditions, building systems, and building envelope performance; direct strategies to mitigate risk and optimize long-term asset value consistent with defined asset strategy.
Capital Strategy & Execution
- Lead the development and execution of capital expenditure strategies aligned with asset management and ownership objectives.
- Oversee large-scale renovations, major repairs, system replacements, and asset repositioning initiatives, utilizing modernized project management tools to drive efficiency.
- Ensure capital projects are delivered on time, within budget, and to their high quality standards through data-driven tracking and reporting.
Financial Stewardship
- Oversee capital budgets, forecasts, and financial performance.
- Drive disciplined capital allocation, cost control, and ROI-focused investment decisions.
- Partner with the CEO and senior leadership on expense management and long-term capital planning.
Leadership & Organizational Oversight
- Provide leadership and oversight to:
- Vice President of Building Systems
- Vice President of Major Capital Projects
- National Director of Building Envelope
- National Director of Building Operations
- Establish clear accountability, performance expectations, and development pathways for the Building Services organization.
Risk, Compliance & Governance
- Identify and mitigate operational, financial, and physical asset risks across the portfolio by leveraging in integrated risk management platforms.
- Ensure compliance with building codes, safety standards, loan/financial documents, and regulatory requirements.
- Monitor and adapt to evolving regulatory requirements across jurisdictions, employing automated monitoring systems to ensure continuous organizational readiness.
Executive Collaboration & Reporting
- Serve as the executive lead for capital planning, asset condition, and project execution.
- Provide regular, data-driven reporting to senior leadership on capital performance, risks, and outcomes.
- Monitor industry trends, sustainability practices, and emerging technologies to enhance operational efficiency and asset performance.
Miscellaneous duties as required, including but not limited to:
- Regularly participate in financial strategizing, budget planning and forecasting
- Manage cross-functional duties of personnel within the department
- Analyze and identify areas for improvement in maintenance operations and property operations
- Drive continuous improvement efforts to improve overall company performance and efficiency

TRAVEL:
- Employee must have a reliable vehicle for transportation locally and will travel out of town 50% of their time.
- Employees who are required to drive for work, whether for travel between job sites, out of own travel and/or to run errands on behalf of the firm, are required to have valid driver’s license and carry appropriate state required insurance.
EDUCATION and/or EXPERIENCE:
- Bachelor’s degree in engineering, construction management, architecture, business, or a related field.
- 10+ years of progressive experience in maintenance operations management, capital management, construction, or real estate project management, with at least 5 years in a leadership role. Multifamily industry experience is preferred.
- Proven success in managing multi-site capital programs.
- Strong knowledge of building codes, zoning regulations, NFPA fire codes, construction practices, life safety, and risk management.
- Exceptional project management, budgeting, and financial acumen.
- Ability to balance strategic planning with hands-on oversight of execution.
- Ability to develop talent and drive accountability across a multi-site organization.
- Excellent communication, leadership, and stakeholder management skills.
- Proficiency with Microsoft Office Suite and project management software.
- Experience with leveraging technology and project management platforms to optimize performance, reporting and analytics. Experience with Procore and Bluebeam preferred.
- Knowledge of the basic principles of building science and green building certification programs.
COMMUNICATION and PRESENTATION SKILLS: Must be able to communicate clearly and concisely any project risks, actions, issues and decisions with stakeholders, leadership and all levels of our organization. Must be competent with conflict management, negotiating, and delegation. Ability to read, analyze, and interpret business and technical materials, such as specifications, statements of work, and agreements.
ANALYTICAL and PROBLEM-SOLVING SKILLS: Strategic and critical thinker who utilizes analytical and problem-solving skills to proactively identify potential issues and escalate where appropriate. Ability to make and implement decisions under conditions of risk and or uncertainty and be able to discuss and effectively collaborate with AMLI colleagues, executives and external business partners.
PROJECT MANAGEMENT AND ORGANIZATIONAL SKILLS: Strong working knowledge of both theoretical and practical aspects of project management including project management techniques and technological tools. Must be highly organized and efficient. Ability to lead and oversee multiple projects and competing priorities.
PHYSICAL DEMANDS: Frequent use of hands and fingers is necessary for tasks involving gripping, lifting, or manipulation of materials and objects, including computer keyboards. The employee must be able to talk and hear on the telephone. The employee is required to sit for extended periods of time. The employee will be frequently required to sit; stoop, kneel, crouch, or crawl; and taste or smell. The employee may on occasion lift and/or move 25 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
WORKING ENVIRONMENT: The essential functions of this position are performed in both a professional in-office environment and outdoor work settings. The in-office environment includes moderate noise levels, occasional interruptions, and regular use of standard office equipment. Onsite visits may require to be in active building, construction, or mechanical areas where building systems and maintenance activities take place. The role may encounter varying weather conditions, mechanical equipment, or construction environments during property evaluations or project oversight.
