Vice President, Development

Company Description

Our client is a private equity-backed investor, developer, and operator of a portfolio of mixed-use properties in Jacksonville, FL. The company invests in high-growth urban submarkets with a focus on developing dynamic and vibrant projects in walkable, mixed-use environments. Its current portfolio includes a development pipeline of over 5,000 residential units and 500,000 square feet of retail, office, hotel, and entertainment uses, including 491 units and 37,000 square feet of retail space currently under construction.

Position Description

The Vice President of Development will manage all aspects of the development process for complex urban projects, including acquisition, financing, zoning/entitlements, design, permitting, construction, leasing, delivery and recapitalization. They will lead a team of internal development managers and analysts to execute approximately 6-8 active projects at any given time and provide guidance and leadership to the balance of the development team. The Vice President of Development will encompass a variety of roles ranging from high-level, strategic decision making to hands-on project coordination. The successful candidate will have a passion for real estate development, superior time management and problem-solving abilities, and thrive in a fast-paced, accountable environment.

Responsibilities

  • Drive project execution through the life cycle of each project.
  • Provide guidance and leadership to the development team by effectively communicating development goals and standards, delegating to and coaching junior staff, and managing up to senior leadership
  • Track project schedules and provide regular updates to senior leadership and investment committee.
  • Develop project vision, development programs, business plans, and financial models. Lead internal team to execute project consistent with baseline business plans and financial models.
  • Manage and obtain project entitlements and permits, including meeting with the community and municipalities to negotiate outstanding issues and obtain necessary approvals.
  • Oversee the scope, RFP, and contracting processes for architects, engineers, contractors, and other project vendors and consultants.
  • Effectively coordinate and manage consultants, contractors, and other internal staff and resources throughout the development process.
  • Prepare and monitor project budgets, including preparation of monthly capital calls, loan draw packages and lender and/or investor reports.
  • Coordinate, manage and lead project design and construction meetings.
  • Identify potential project risks and develop mitigation strategies.
  • Work closely with the real estate brokerage community to assist with project lease-up.
  • Provide regular project reporting internally and with project investors, partners and lenders.

Requirements

  • Bachelor’s Degree in related field; MBA or master’s in real estate preferred but not required.
  • 8-10 years of related real estate or project management experience in an institutional environment.
  • Passion for real estate development with exposure to the full life cycle of an urban mixed-use development project.
  • Strong quantitative background in development, including financial feasibility analysis, design, financing, permitting, construction, and project management, including the ability to synthesize multiple sources of information to creatively and quickly solve problems.
  • Strong organization skills, attention to detail, critical thinking skills, confidentiality, integrity, and the ability to maintain a high level of professionalism in a fast-paced dynamic environment.
  • Excellent communication skills, including the ability to distill complex issues into succinct recommendations.
