VP, Industrial Asset Management

Location: Charlotte, NC or Houston, TX

Our client is a global real estate investment firm with offices throughout the U.S. as well as internationally. The firm was founded in 2005 and has nearly $5B in AUM across a wide range of real estate sectors including industrial/logistics, multifamily, single family, office, and hospitality. They have invested in over 350 assets in over 50 markets.

Position Description

Our client seeks a Vice President within their Asset Management Team to help the firm drive its industrial investment strategy. The Vice President should be an entrepreneurial, institutional, proactive, and experienced real estate professional with deep industrial lease negotiation and execution experience. The hire will also be responsible for managing the capital and strategic planning processes for existing industrial assets, evaluating financing and disposition decisions, and monitoring the overall performance of industrial assets. The Asset Manager will have the opportunity to impact the full business cycle of industrial investments providing input with acquisitions and development, while specifically responsible for ongoing asset management execution with both JV relationships and self-development projects.

The Vice President will report to Senior Asset Managers but work frequently with Managing Director and Partner level employees responsible for the Industrial platform. Additionally, they will also work with the overall asset management team, other disciplines, and Executives to execute business plans and drive value for the U.S. Industrial portfolio.

Responsibilities

  • Lead lease analysis and lease negotiation for the existing industrial portfolio and future portfolio working with and providing recommendations to senior executives.
  • Perform quantitative and qualitative analyses for capital spending, budgeting, as well as financing and hold/sell decisions. Present recommendations to senior executives.
  • Conduct monthly operational reviews, including financial results and management strategies for cost savings and revenue enhancements (responsible party).
  • Conduct market research and provide recommendations on leasing and operating projections during the land acquisition and development process.
  • Make investment recommendations including renovations, major capital expenditures, rental rates and dispositions.
  • Interact with JV Partnerships daily to oversee the full scope of portfolio operations.
  • Perform regular and ad-hoc financial analysis and ongoing review of revenue data, forecasts, performance metrics, and profit/loss statements.
  • Work with the greater Asset Management Team to secure project financing and manage loan compliance according to established framework.
  • Work with the Portfolio Management Team to review asset valuations on a quarterly basis and recommend strategies to improve portfolio value.
  • Prepare semi-annual asset plans for investment committee and participate in periodic presentations to investment partners. Prepare investment analysis presentations for investment committee review as needed.
  • Hire, manage, and interface with third-party property management and leasing teams. Ongoing oversight and management of third-party teams to maximize asset operations, occupancy and income.

Requirements

  • Experience: 8+ years of relevant real estate industry experience required, with at least 5 years of dedicated industrial asset management experience.
  • Education: A strong academic background with a bachelor’s degree in business, real estate, finance, economics, or a related field. An MBA or an advanced degree is preferred but not required.

Professional Attributes

  • Proven experience managing and leasing a portfolio of industrial assets across multiple geographies.
  • Strong understanding of all aspects of real estate investment, financing, acquisition, and disposition processes, including but not limited to market analysis, financial analysis, property valuation, and capital markets.
  • A data-driven individual that can leverage analytics and synthesis skills to develop strategic plans that inform business decisions and achieve financial returns.
  • Assertiveness to evaluate opportunities and be proactive in providing a vision and direction for the team.
  • A solid strategic thinker who focuses on the big picture, how the client generates optimal investment returns and engages with staff on proper ethical behavior and practices, operational, and technical matters.
  • A strong collaborator with the ability to work in cross-functional teams with external partners including development, construction, and design professionals and internally with peer teams.
  • Must have the desire, energy, and willingness to spend a significant amount of time traveling to different markets to meet with team members and potential partners.
  • Proficiency in Microsoft Office (Excel, Argus).
